Your Association TSSA's Kay Davis Visits Texas Storage Park 1) 2) K ay Davis, TSSA's membership coordinator and executive assistant, was out in the field last month, and met with seasoned manager, Heidi Taylor, of Texas Storage Park (Austin) to experience some of the day-to-day operations and activities associated with this unique facility. T h i s facility is unique for several reasons. First of all, it consists of 10 acres and is located in Austin approximately six miles from Lake Travis and Mansfield Dam. Secondly, all its office, storage buildings, covered RV/boat parking spaces, and open parking spaces are nestled among mature and stately trees that resemble a state park rather than your typical self-storage facility. Additionally, this facility boasts a large 3,000+ square foot ranch-style home (with swimming pool) that is leased and there are nine RV hook-up residential rental spaces that are leased on a monthly basis (most are long-term tenants). And just to add variety to this multi-use facility, Verizon leases a portion of the property for a communications tower. Due to the large number of trees on the facility, grounds maintenance is this facility's biggest challenge. Tree branches have to be trimmed to allow RV access, and the change of seasons brings on heavy pollen, tree worms/bugs, fallen leaves, and fallen branches. Taylor's family owned the property for over 20 years prior to World Class Capital Group's (WCCG) purchase of the property last year. She has been the manager of this facility for over 10 years. She knows this property like the back of her hand. Prior to WCCG's acquisition, all of Taylor's daily record keeping was performed manually, but the facility now utilizes management software by Sentinel. "It was a challenge getting everything converted over, but the daily, weekly, monthly, and quarterly reporting are now performed with ease," said Taylor. Since they have been updating their business operations, Davis suggested that they consider utilizing Blue Moon Software for the generation of TSSA leases; it's compatible with their Sentinel management software. Most of this facility's business is obtained as a direct result of their close proximity to Lake Travis and their prime drive-by location. However, recent marketing efforts have included posting informative facility flyers at nearby apartment complexes, small businesses, and the dormitories of Concordia University's new campus. "Heidi's experience has been a huge asset for us. WCCG now has four properties in the Austin and surrounding area and we want to add more Central Texas facilities to our portfolio," said Joel Melrose, Director of Investor Relations for WCCG.
