TSSA Regional Luncheons

TSSA Regional Lunches Austin With excitement building for an anticipated expansion of the TSSA Austin Area Luncheon, 10 members gathered to network on April 8. While good food and good company made for a pleasant lunch, the group agreed it is time to move the luncheon to another venue with a private meeting space and larger capacity. Several members suggested topics for future gatherings. Luncheon coordinator and TSSA board member Kathy Hall and TSSA Director of Marketing and Membership Silvia Pendleton are committed to making changes in the near future. While the topic planned for April's luncheon was "Marketing During Tough Times," Hall opted to offer the topic at a time when more managers can attend, in the early evening. Details about this planned informal, free learning opportunity will be e-mailed to Austin-area facilities and publicized on the TSSA website. Corpus Christi Luncheon by Amy Nolan The Corpus Christi Area Luncheon was held on March 9, at the Corpus Christi Country Club. Bubba Crouch with CPI graciously sponsored the luncheon this month. We were privileged to have Mike Olivares (pictured below), national director with O'Connor and Associates, sspeaking to the group. Olivares gave an excellent presentation on cost segregation and the overall benefits to our tax burden. Although numbers were small this month, possibly due to the change of venue, the discussion was lively. Olivares answered questions from attendees and there was a lot of interest in the immediate help that could be realized on 2008 tax returns. San Antonio by Lolita Bader For March, the San Antonio luncheon group had a great turnout. Masahiko Kamata, CPA, from Quality Cost Segregation Group, LLC (pictured above), spoke to a packed room of 27 property owners, managers, and vendors. Kamata enlightened attendees on how commercial and investment real property owners can legally reclassify components of their buildings, such as carpet, signage, landscaping, specialty plumbing, etc. This allows for depreciation to their holdings in less time than the typical 39-year guidelines. Kamata recommends that you begin with an engineer-based cost segregation study, which could take from two to three months to complete, in order to determine whether you can depreciate some assets as five, seven, or 15 year life assets. He also mentioned a claim "look-back" period can also be applied. Dallas/Ft. Worth by Doug Hunt With the financial markets in the shape they are in, it is little wonder that the TSSA lunch group in the Dallas area continues to grow in attendance. At the March luncheon, Paul Darden of The Paul Darden Company (pictured above), gave his annual report of construction activity in the DFW area. Darden informed the group that new site announcements by developers are down over half from last year. He also stated that of the over 100 that were announced to be built in 2008, only half actually proceeded to build. Given this fact, he estimated that there will be 15 to 20 new facilities built in the area in 2009.
